2005 RATING REVALUATION - TIME TO ACT!

From 1st October 2004 ratepayers will receive written confirmation of the proposed rateable value (RV) which will take effect from 1st April 2005. Alternatively, this information can be accessed via Conneely Tribe's website.

As time is of the essence, I would recommend investigating the proposed RV at an early stage.

As with previous Rating Lists, RVs may go up as well as down. In order to cushion the blow of large increases in rates payments and limit the benefits of large decreases, the Government has introduced a transitional scheme which is set out in the attached appendix.

There will also be a new Uniform Business Rate (UBR) which is the poundage reviewed annually by the Government. I will notify you when this is announced at which point I will be able to provide you with budget figures.

The RICS/IRRV/RSA has agreed a Rating Consultancy Code of Practice in order to improve consumer protection and maintain professional standards. For your convenience I have appended a copy of this code on our website. Due to the requirements of this code I will be contacting you shortly regarding fee agreements for the forthcoming revaluation. I see this as an advantage for you and for us and therefore support this code.

BUSINESS RATES
Rating appeals are now time-barred, so it is imperative that you send any documentation received from the Valuation Office to us so it may be dealt with it accordingly.

As a result it is also important for you to inform us if ;
* You have taken on more space either in your existing property or in a new property.
* You have vacated part or all of a property.
* If you have not received a rate demand for some time, or your 2004/2005 demand is delayed, there may be a case to argue that the billing authority have not served the demand as soon as practicable and hence cannot collect the rates.
